Reference Costs
Construction Cost — New Residential Construction
- Wood-frame structures: ¥454,000–¥606,000 per m² (excluding tax)
- Reinforced concrete or steel-frame structures: from ¥756,000 per m² (excluding tax)
Design Specifications:
- Insulation grade 6 (Climate Zone 6)
- Airtightness (C-value): 0.5 or lower (target)
- Seismic grade 3 equivalent
Construction Cost — Condominium Renovation
- Renovation cost: ¥300,000–¥400,000 per m² (excluding tax)
- Construction cost: typically ¥30–50 million
- Numerous completed projects in Minato, Meguro, Shibuya, Setagaya and other Tokyo wards
Design Fees
New Construction
- Design fee: 15% of the construction cost (excluding tax)
- Additional fees, if required: structural engineering, thermal performance calculations, lighting design, landscape design, and travel expenses for distant sites
Renovation
- Design fee: 22% of the construction cost (excluding tax)
- Additional fees, if required: lighting design, and travel expenses for distant sites

We listen to what you want, your budget and your schedule, and explain how to go about finding land and how the process works.
Land & Finance

Finding Land
Working with estate agents, we look at candidate sites from an architect’s point of view and advise you.

Mortgage
We explain mortgages and subsidy schemes, and can introduce you to financial institutions.
Design Begins

Design Proposal
We propose a plan, an approximate budget and a schedule. (This stage is charged.)

Design Contract
Once you are satisfied with the proposal and the way forward, we sign the design contract and your project begins.
Developing the Plan

Schematic Design
We work through the layout and how you want to live, and review the insulation strategy at the same time.

Preliminary Estimate
We check the approximate construction cost, then adjust the budget and set priorities.
Detailed Design & Estimates

Detailed Design
We decide the specifics — materials, fixtures, lighting and storage.

Tender Drawings
We prepare the drawings the builder needs in order to price the project in its final form.
Applications & Contracts

Building Permit
We check compliance and file the building permit application, together with any subsidy applications.

Construction Contract
You sign the contract with the builder, and preparations for construction begin.
Construction & Inspection

Construction
Once work starts, you are welcome on site as construction progresses towards completion.

Final Inspection
Before handover, the builder, S Design Farm and you inspect the house together, and anything that needs putting right is corrected.
Completion & Aftercare

Handover
We walk you through the equipment and maintenance, and hand over the keys.
